Job Duties:
Participate in the project underwriting process by assisting the acquisitions team in assessing project feasibility and assisting the construction team in preparing project construction budgets. Participate in ground-up multifamily developments project due diligence, including preparing massing studies, preparing preliminary design concepts, assessing land use entitlements and assessing the feasibility of obtaining entitlements and permits consistent with the contemplated project. Work closely with the architecture and construction team to develop and prepare project conceptual, schematic, design development, and construction documentation. Develop and coordinate project drawings and specifications including program requirements, code and agency compliance, schedule commitments, and product research. Provide construction observation services including documenting site visits, processing submittals, reviewing substitution requests, and RFIs during construction. Coordinate and obtain the required regulatory permits, including building permits, from the proper approval authority (for example, the City of Los Angeles). Zoning research and assessment through all phases of a project to assure compliance. Permit tracking and processing. Coordinate architectural construction documents with engineers and consultants, including reviewing and integrating their work. Provide input to the design and construction schedule and communicate the technical implication of design decisions. Ensure application of the appropriate building codes, and other applicable regulations. Assist with construction administration. Support and assist other business groups of the company, and work on special assignments from company management. Interact with investors, potential investors, financial advisors, counsel, lenders, and other professionals as needed. Assist in various areas of the company's business, including, assisting in asset management, assisting in acquisitions, reviewing, commenting on and assisting in finalizing and monitoring property budgets, assisting in preparing renovation budgets, processing invoices, procuring materials and labor, sourcing subcontractors, interfacing with lender representatives, conducting property due diligence, and other related matters. Experience with software and programs that include AutoCAD, Revit, Sketchup, Unreal, Rhino, InDesign, Revuu, and Microsoft Project.
Minimum Job Requirements:
A U.S. or foreign Master's degree or equivalent in Architecture, Architecture and Urban Planning, or a related field, with one (1) year of experience as an Architect, Senior Architect Associate, or related position, including experience in urban planning projects for multifamily housing and mixed-use communities in major metropolitan and downtown areas, and AutoCAD, Revit, Sketchup, Unreal, Rhino, InDesign, Revuu, and Microsoft Project.
